Soft Washing

Not every surface can take a pressure washer. Crank the PSI on siding, painted trim, or cedar and you'll force water behind the boards, strip paint, or gouge soft wood. That's what soft washing is for. Instead of pressure, we use a low-pressure application of a cleaning solution that does the work chemically — then a gentle rinse.

In King County, the problem on your house usually isn't dirt. It's biological: algae, mildew, and moss feeding on moisture that never fully dries out. The green film on north-facing siding and the black streaks running down from the roofline are living growth. Blast them off with high pressure and they come right back, because the spores stay rooted in the surface. We treat siding, stucco, painted surfaces, soffits, fascia, cedar, and composition roofs. Roofs especially need soft washing — pressure washing a roof voids most shingle warranties and tears off granules. We apply the solution, let it dwell, and rinse at a pressure that won't lift a shingle or force water where it doesn't belong. Plants and landscaping get protected and rinsed before and after.
