Once the roof is clear, we treat moss and algae with a soft wash application — low pressure, biodegradable cleaner, and a rinse.

We don't use high-pressure washing on composition roofs. It strips the protective granules and voids most manufacturer warranties. Soft wash is effective and safe — it kills the algae and moss without damaging the shingles. Metal and tile roofs can handle slightly higher pressure, but we still avoid anything that could dislodge fasteners or crack tiles.

Typical service takes 2-4 hours depending on roof size, pitch, and how much debris has built up. Steep roofs or complex layouts with multiple valleys and dormers take longer. We work safely with harnesses and proper footwear — no shortcuts. For commercial properties — apartment buildings, retail centers, office complexes — we coordinate scheduling around your tenants and can work after hours or on weekends.

We also inspect the roof while we're up there. If we spot damaged shingles, loose flashing, or areas where the sealant has failed, we'll note it on the invoice so you're aware. We don't do roof repairs, but we can refer you to a roofer if something needs attention.
