For flat concrete — driveways, walkways, patios — we use rotating surface cleaners. They deliver even pressure across the surface and cut cleaning time in half compared to a wand. Edges, stairs, and tight spots get hit with a power nozzle. For siding and painted surfaces, we soft wash: lower PSI, biodegradable cleaner, and a 40-degree wide-angle nozzle. High pressure will strip paint and damage wood; soft washing lifts the dirt without the damage.

Pressure washing strips it all off and restores the original surface. Most customers across King County do it once a year, usually in spring before the dry season. If you've got a north-facing driveway or a deck under heavy tree cover, you might need it more often.

Deck cleaning depends on the material. Composite decks handle higher pressure; wood decks need a gentler approach to avoid splintering. We adjust PSI and nozzle type based on what we're cleaning. If you've got a large driveway or a multi-level deck, expect 3-5 hours. Smaller jobs — walkways, single-car driveways — run 1-2 hours.

We can work without you home. We bring our own water if your spigot isn't accessible, and we'll move patio furniture or planters as needed — just let us know if anything's off-limits. We protect landscaping with tarps and rinse plants before and after to dilute any cleaner that drifts. For commercial properties — storefronts, parking lots, building exteriors — we schedule around your business hours and can work weekends or after hours to avoid disrupting customers.

We also handle concrete sealing after cleaning if you want to protect the surface and extend the time between cleanings. Sealing isn't necessary, but it does slow down moss regrowth and makes future cleanings easier.
